Local Insurance Appraisers provides insurance appraisal services, umpire services, Xactimate estimates, competitive bids, and roof measurement reports for property damage claims.

Where a signed engagement agreement conflicts with these website terms, the engagement agreement controls for that work.

Estimates and Reports Are Professional Opinions
Estimates, scopes of loss, competitive bids, and measurement reports we prepare are professional opinions based on the information available to us at the time, including what we observe, what is provided to us, and current pricing data. They are not warranties of actual repair cost, and actual costs may differ once work begins or hidden conditions are discovered.
Impartiality When Serving as Umpire
When we are appointed as umpire, we act as a neutral third party. We do not represent either the policyholder or the insurance carrier in that role, and an umpire appointment does not create a client relationship with either side. Contacting us about a matter in which we serve as umpire does not make you our client.
Pricing
Any prices shown on this website are starting prices for the specific scope described and are subject to change without notice. Work outside that scope, additional trades, complex or commercial structures, expedited turnaround, and travel may be quoted separately. A price is only firm once we confirm it for your specific project in writing.
Submitting an Inquiry
Submitting a form or calling us does not create a contractual relationship and does not obligate either of us to proceed. We may decline any inquiry.
When you submit your contact information, you agree that we may contact you by phone, email, or text message about your inquiry and the services you asked about. You can ask us to stop contacting you at any time.

This limitation applies to website use. Liability connected to services we actually perform is addressed in the engagement agreement for that work.
